    • Details of the title
    • Property information questionaire, fixtures, fittings & contents list
    • Sellers proposed contract
  • Make the appropriate searches, raise any additional enquiries deemed necessary and check results
  • Receive mortgage instructions from your lender

  • Register with RHY, by signing and returning the Terms of Business
  • you will need to produce a form of photographic ID in accordance with 'Money Laundering' regulations.
  • Arrange a survey (check with your lender)
  • Arrange buildings insurance and life cover for all mortgagees
  • Raise planning concerns with the Local Council
  • Lodge deposit with your solicitor
  • Obtain and evaluate quotes from removal companies
  • Sign and return to your lender all relevant papers
  • Sign and return to RHY all relevant documentation or call at the office to sign

 

  • Carry out a valuation
  • Check you are eligible for the mortgage
  • Send RHY the mortgage offer and instruct them to check:
    • property title
    • proposed contract with seller
    • Local Authority & other required searches
    • That the mortgage conditions are complied with

 

 

 

 

 

 

 

 

 

 

 

 

 

 

  • Obtain the title details
  • Prepare and negotiate a contract with buyers solicitor
  • Send you contract to sign
  • Check mortgage redemption figure
  • Confirm completion date
  • For Leasehold property RHY will also:
    • Obtain apportionment's of ground rent from freeholders representative that are owing

  • Complete property information form fixtures list and return to RHY with signed Terms of Business
  • Consult with Estate Agent about availability of keys for your buyers surveyor
  • Obtain and evaluate quotes from removal companies

  • Book utilities connection at new property and, if relevant, disconnection at old property
  • Agree arrangements to hand keys over to agents
  • Notify change of address to:
    • Banks
    • Building societies
    • Credit card companies
    • Insurance companies
    • DVLA
    • Post office etc.

  • For Leasehold property RHY will also:
    • Calculate apportionment of ground rent & service charge on information and receipts provided by you
  • Receive final settlement figures from your lender
  • Organise final accounts & prepare completion statement
  • Approve deeds of transfer & send to you for signature or request that you call at office to sign

 

 

 

  • arrange for hand over of keys
  • Book removals company
