Remortgages

Residential Leases

We can advise and assist on matters related to short and long residential leases. When you buy a leasehold interest or take a short tenancy of a flat or maisonette, or if you are the landlord and wish to let your property or sell the lease, there are important issues which need to be addressed. We can negotiate on your behalf and ensure that you are properly advised of the contents of the agreement you sign: if you are a tenant you will know your rights and obligations; and if you are a landlord our services will give you peace of mind that your property is occupied under terms you are comfortable with.

Transfer of Equity

If you have come to the end of a relationship with the person you jointly own a residential property with, we may be able to help.  Transfer of equity on your home is one of our residential conveyancing services. Usually, properties are sold and divided between each party involved but with a transfer of equity one owner can agree to sell their interest in the property to the other. We can help you re-arrange your finances and facilitate the transfer of equity with both the lender and the other parties involved. We can assist in calculating the value of a property so that the outgoing partner receives what is due to them.

Enfranchisement and Leasehold Extension

Through enfranchisement, you and your fellow block residents can take control of the building you live in rather than leave it in the hands of a managing agent. Enfranchising your block will allow you not only to benefit from the financial rewards of not having to pay ground rent and arranging cheaper buildings insurance but also enable you together with the other block residents to decide when works are carried out and by whom.  We can help you initiate this process.

Allow our experts to go over the qualifications needed to satisfy the enfranchisement and also, where there are not enough lessees willing to participate in the enfranchisement, discuss with you the possibility of an extension on your current lease.
